Most of it yes, but like I said there is one scene between the lead actresses which seems to be unsimulated

I didn't know this producer, he's made hundreds of independent horror films and also lots of erotic films!

I haven't found any information suggesting that the film includes real sex, but I'd love it if it did! I think the actress who isn't from the porn industry is gorgeous. I wonder why she agreed to star in an independent film with a porn actress...

And if that's the case and there is real sex in the film, I wonder how far they went? Cunnilingus?
